A whole floor, claimed
The math has always been absurd: Fishers families shop for bigger houses while standing on 1,000 unfinished square feet they already own. The full finish turns the storage cave into the floor everyone ends up living on.
What a full finish includes
- Layout that earns the space. Family room at the stairs where the light lands, bedroom and bath tucked to the quiet side, mechanicals concealed but serviceable, storage designed instead of leftover.
- Framing and insulation built for below grade, moisture-tolerant wall assemblies against foundation walls, not the paper-faced shortcuts that grow problems.
- Egress where bedrooms live. The code-required escape window that also floods the basement with actual daylight. We cut, flash and finish them routinely.
- Ceilings by preference: drywall for height and clean lines, quality drop-grid where mechanical access matters, or the painted-exposed look where headroom is tight.
- Lighting done generously. Recessed cans on layered switching, under-stair and toe-kick accents, basements fail on gloom, so we over-light and dim down.
- Flooring for the slab: LVP for the main runs, carpet where knees and movie nights live, tile where water plausibly goes.
The Fishers basement, specifically
This town's housing stock, roughly 1995 through 2015 production builds, came with 8-to-9-foot poured foundations, rough-in plumbing already stubbed into many slabs, and furnaces parked mid-floor. All three matter: good ceiling height makes finishes feel above-grade, a rough-in cuts thousands off adding the bath, and smart layout swallows the mechanical room without wasting a corner. The number
Plan on $45–$75 per square foot finished: an open 900 sq ft rec-room finish near the bottom, a 1,200 sq ft layout with bedroom, full bath and wet bar toward the top. Our quotes price each room separately, so you can phase (finish the family room now, rough the bath for later) with real numbers instead of vibes.
