No mystery, at any stage
A $50,000 project under your family's feet should never feel like a leap of faith. Here is the whole thing, stage by stage, dollar by dollar.
Stage by stage
- Walk-through (free). Measurements, slab and wall moisture screening, mechanical mapping, and the conversation about how you want to live down there. You get honest feasibility on the spot, including ceiling-height and egress realities.
- Design & itemized quote (1–2 weeks). Floor plan plus a per-room price sheet. This is where you trade, theater envelope vs. wet bar upgrade, with real numbers.
- Permits (2–4 weeks, City of Fishers). We draw, submit and carry the permit; inspections get scheduled into the build plan. A permitted basement is a sellable basement, this is not the corner to cut.
- Build (6–10 weeks). Framing → rough mechanicals → inspections → insulation and drywall → ceilings, floors, trim, paint → fixtures. Written schedule up front; a weekly note tells you what happened and what is next.
- Close-out. Punch list, final inspection signatures, and the paperwork folder your future realtor will hug you for.
Where the money goes
On a representative $55,000, 1,100 sq ft Fishers finish: roughly a third is framing, drywall and finishes; a quarter is the bathroom; the rest splits across electrical and lighting, HVAC extension, flooring, doors and trim, and permits. Every quote we issue shows this breakdown for your project, because a lump-sum bid is a place for surprises to hide, and surprises live at your expense.
What moves the number
Up: bathrooms without rough-ins, custom ceilings, wet bar appliances, egress cuts, golf-sim engineering. Down: open layouts, existing rough-ins, drop-grid ceilings, phasing rooms for later. The itemized sheet makes these levers visible so you pull them, not us.
The two questions to ask any basement contractor
"Will this be permitted and inspected?" and "Can I see the number per room?" If either answer wobbles, keep walking, and yes, we are comfortable being compared on exactly those questions. That is why they are on our own website.
